Experienced sponsorship team. Is the investment managed by professionals with demonstrated real estate and healthcare sector expertise? Haven's leadership has 10+ years of senior housing-specific experience across $1B+ in transactions.
Performance track record. Is there a track record of prior successful exits or verifiable performance metrics? Request Haven's deal history and prior fund returns during the discovery call.
Available RIA and institutional references. Can the sponsor provide references from other RIAs or institutional partners who have co-invested? Haven maintains a reference list available upon request.
Risk & Structure
Clear risk/reward profile. Does the investment offer a clearly articulated risk profile appropriate for your clients' goals? Review the three-scenario underwriting model — conservative, base, and optimistic — in the offering documents.
Geographic and operator diversification. Are assets diversified by geography, operator, and care level to mitigate concentration risk? Haven targets five Sun Belt states and selects operators through a rigorous vetting process.
Compliance & Legal
Legal and compliance documents reviewed. Have the PPM, subscription agreement, and LP documents been reviewed by your compliance team or outside counsel? Haven provides a complete document package to qualified advisors.
Fees, terms, and liquidity provisions disclosed. Are all management fees, carried interest, preferred return hurdles, and liquidity provisions clearly explained? Haven operates on a transparent, fully disclosed fee schedule with no hidden charges.
Reporting & Alignment
Quarterly reporting and transparency protocols. Are quarterly reporting, investor communications, and performance dashboards in place? Haven provides quarterly LP reports with NOI, occupancy, and distribution data.
ESG/impact alignment where applicable. Does the fund support ESG or impact investment objectives relevant to your client base? Senior housing is among the most direct impact investments available in CRE — serving vulnerable older adults with dignity.

Never. Your client relationship is yours. Haven operates with advisors at the center of every client relationship they introduce. We communicate with your clients only with your knowledge and involvement. If a client contacts us directly, we loop you in before responding substantively.
Yes. Haven can provide advisor-neutral versions of the core client presentation and investor guide — formatted without Haven branding so you can present them in your voice. Co-branded versions with your firm name and logo are available for established advisory relationships. Contact your relationship manager to request.
The complete documentation package includes: Private Placement Memorandum (PPM), subscription agreement, LP agreement summary, audited financial statements (annual), quarterly investor reports, K-1 documentation, and a risk disclosure summary formatted for compliance file inclusion. All documents are available to advisors who have completed their discovery call and are in the formal evaluation process.
Yes, and we welcome it. Haven regularly participates in advisor calls with client CPAs, estate attorneys, and family office administrators to address tax structure questions, K-1 implications, depreciation strategy, and estate planning integration. We view these multi-advisor conversations as essential to proper client service — and we come prepared.
Private LP investments in senior housing are illiquid — capital is typically committed for the 5–7 year hold period with no secondary market. The client conversation should focus on why that illiquidity premium is appropriate: it compensates with a preferred return structure, passive income, potential appreciation, and tax efficiency that liquid alternatives cannot match. Haven provides talking points and client-ready language for this conversation in the RIA resource guide.
The minimum investment is $100,000 per subscription. Haven accepts investments through revocable and irrevocable trusts, LLCs, limited partnerships, family offices, self-directed IRAs and solo 401(k)s, and corporate entities — provided the entity itself meets the accredited investor standard. Our team works directly with your client's legal counsel to structure participation correctly.
